Position summary

Key markets of SC’s expansion strategy include Germany and CEE. Candidate to support brand rollout by providing technical expertise in view of new SC hotels (greenfield, brownfield developments). Candidate to take ownership in representing SC’s development model within planning, construction and the hand-over process of an aparthotel. Candidate is part of the multi-national development team reporting to Group Development Director, being supported by the German/CEE development director and the development and design teams based in Dublin.

 

Essential duties

=        Manage the technical DD process of a new aparthotel project, being supported by Dublin based architects and the design team.

=        Verify zoning, access, topography, utilities, soils, and land use.

  • Maintain land acquisition forms of all current land leads.
  • Maintain current title searches and records for purchased land.

=        In the planning phase adapt developer’s planning tools (layouts, building specs, FFE design) of a new project and confirm to be in line with brand standards

=        Attend meetings with developer/construction company during the planning, construction and hand-over phases

=        Manage all dates and processes within a project to ensure the project progresses as anticipated reflecting critical milestone events.

=        Understand the lease contract underlying the new hotel project to assure all actions required by SC in compliance with technical support services to be provided in a timely, complete and cost-efficient manner.

=        Manage external technical advisors of SC potentially involved in a project.

=        Provide weekly report on each project / workflow

=        Manage information flow in planning and constructions phases with Developer

=        Manage FF&E fitout contract(or)

=        Coordinate developer and Fit-out contractor

=        Provide cost management on fitout contract

=        Monitor Developer obligations / building specifications / demarcation compliance

=        Manage hand-over process of a new aparthotel commencing construction end.

=        Support the post hand-over phase from a technical perspective (removal of construction defaults, training of staff re technical aspects etc.) together with the operations team.

=        Provide weekly reporting to GDD on ongoing projects.

=        Attend regular development team meetings in Dublin.

=        Organise/attend ad-hoc meetings with the Dublin based development team if required.

 

Qualifications

=        BS degree in Engineering, Project Management (PM), Real Estate Development, Construction or related fields (or German equivalent)

=        Minimum of 5 years of experience in PM, technical/development/construction assignments

=        Experience with hospitality industry or residential development projects appreciated

 

Skills & Abilities

=        Ability to manage multiple projects at one time and meet deadlines

=        Ability to work well in a team environment

=        Demonstrated ability to plan, organize and prioritize responsibilities to consistently meet deadlines

=        Familiar with national commercial construction building codes, energy codes, barrier free codes, etc.

=        Proficiency with MS software, PM software and Tech software

=        Demonstrated ability to make good decisions based on a mixture of analysis, wisdom, experience and judgement

=        Demonstrated ability to communicate clearly and succinctly within a team and externally

=        Strong communication and people skills

=        Well organized and detail oriented

=        Work well under time and deadline pressures in fast paced environment and able to prioritize workload

=        Cooperative and able to take direction easily

=        Flexible, willing to work as needed or directed
